Selling or buying in Gauteng

The offices your sale passes through.

A property sale on auction ends at a deeds registry, and an estate begins at the Master's office. These are the ones that apply in Gauteng, each checked against its own published information on 5 October 2026.

Transfers

North Gauteng and South Gauteng Deeds Registries

Gauteng has two deeds registries. Until 10 October 2024 they were the Pretoria and Johannesburg registries; they are now the North Gauteng Deeds Registry in Pretoria and the South Gauteng Deeds Registry in Johannesburg.

A transfer is registered at the one whose area the property is in, and it is lodged by a conveyancer: the law requires one to prepare the deed.

  • North Gauteng: Berea Park, 600 Lilian Ngoyi Street, Pretoria Central
  • South Gauteng: Marble Tower Building, corner Jeppe and Von Wielligh Streets, Johannesburg
Rates clearance

City of Tshwane and City of Johannesburg

No transfer is registered without a clearance certificate from the municipality the property is in, certifying that everything due on it for the two years before the application has been paid (Municipal Systems Act, section 118). The conveyancer asks the municipality for the clearance figures; a seller whose account is up to date makes that faster.

Centurion is in the City of Tshwane's Region 4. In Johannesburg, the conveyancer applies to the City's Clearance Unit. Elsewhere in Gauteng, for example in Ekurhuleni, the certificate comes from that municipality.

  • Tshwane account queries: Centurion walk-in centre, corner Basden Avenue and Rabie Street, Lyttelton, 012 358 9999
Deceased estates

Master of the High Court, Pretoria or Johannesburg

An estate is reported within 14 days of the death, to the Master in whose area the deceased lived in the 12 months before. Gauteng has two Master's offices. A magistrate's office can take the report as a service point, but an estate with a will, or worth more than R125,000 (the Master's published limit for service points), is transferred to the Master's office.

Before we market anything from an estate, we need to see the letters of executorship, or, for an estate worth less than R250,000, the letters of authority the Master can issue instead.

  • Pretoria: Metropark, 351 Francis Baard Street
  • Johannesburg: Hollard Building, 66 Marshall Street, Marshalltown
High Court

Gauteng Division of the High Court

The division's main seat is in Pretoria and its local seat in Johannesburg. A sequestration is granted by the court for the area where the debtor lives, does business or owns property, so for a Gauteng estate it is usually this division. The Master then appoints the trustee or liquidator, who instructs the sale.

  • Pretoria: corner Paul Kruger and Madiba Streets
  • Johannesburg: corner Kruis and Pritchard Streets

Can you buy property on auction with a bond?

Yes, you can use a bond, but an auction sale is normally not subject to it. Pre-approval, the deposit on the day, guarantees by a deadline, if finance fails.

Questions

Asked about the Centurion office.

Can I visit the Centurion office?

Yes. Phone 086 155 2288 to schedule an appointment. The office at 187 Gouws Avenue, Raslouw AH, Centurion, is open Monday to Friday from 08:00 to 17:00 and closed at weekends.

Do I have to come to the office to bid?

No. Online bidding is available for our auctions: you register on our bidding platform, meet the same FICA requirements and bid from wherever you are. Where an auction also runs on site, its listing says where.

Which deeds office registers a transfer in Pretoria or Centurion?

Gauteng has two: the North Gauteng Deeds Registry in Pretoria and the South Gauteng Deeds Registry in Johannesburg, called the Pretoria and Johannesburg registries until they were renamed on 10 October 2024. The transfer is lodged at the one whose area the property is in, by the conveyancer.

What is a rates clearance certificate, and who gets it?

It is the municipality's certificate that everything due on the property for the two years before the application has been paid. The deeds registry will not register a transfer without it. The conveyancer applies for it: to the City of Tshwane for property in Pretoria or Centurion, to the City of Johannesburg for property there, and elsewhere in Gauteng to the municipality the property is in.

Where is a deceased estate reported in Gauteng?

To the Master of the High Court in whose area the deceased lived in the 12 months before death, within 14 days of the death. Gauteng has two Master's offices, in Pretoria and Johannesburg. Once the executor has letters of executorship, or letters of authority for an estate worth less than R250,000, we can market the estate's assets. How estate auctions work

Does the Centurion office only handle assets in Gauteng?

No. We sell assets located anywhere in South Africa, the Western Cape included, and buyers can bid online from wherever they are.
