Transfers

Mpumalanga Deeds Registry

Mpumalanga has one deeds registry: the Mpumalanga Deeds Registry in Mbombela, called the Nelspruit registry until it was renamed on 10 October 2024.

A transfer is registered at the registry whose area the property is in, and a conveyancer lodges it: by law, transfer documents must be prepared by one.

Deceased estates

Master of the High Court, Mbombela and Middelburg

An estate is reported within 14 days of the death, to the Master in whose area the deceased lived in the 12 months before. Mpumalanga has two Master's offices, in Mbombela and Middelburg.

A magistrate's office can take the report as a service point, but an estate with a will, or worth more than R125,000 (the Master's published limit for service points), is transferred to the Master's office.

Before we market anything from an estate, we need to see the letters of executorship, or, for an estate worth less than R250,000, the letters of authority the Master can issue instead.

  • Mbombela: 52 Samora Machel Drive, West Acres, Mbombela
  • Middelburg: Magistrate's Court Building, 16 Dr Beyers Naude Street, Middelburg

Rates clearance

The municipality the property is in

No transfer is registered without a clearance certificate from the municipality the property is in, certifying that everything due on it for the two years before the application has been paid (Municipal Systems Act, section 118). The conveyancer asks the municipality for the clearance figures; a seller whose account is up to date makes that faster.

Questions

Auctions in Mpumalanga, answered.

How many auctions has Dynamic Auctioneers listed in Mpumalanga?

8 on its online bidding platform since July 2025, counted from the platform's own record and the place it publishes for each auction. Ended insolvency sales are counted but not listed on this page.

Which deeds registry registers a transfer in Mpumalanga?

Mpumalanga has one deeds registry: the Mpumalanga Deeds Registry in Mbombela, called the Nelspruit registry until it was renamed on 10 October 2024. A transfer is registered at the registry whose area the property is in, and a conveyancer lodges it: by law, transfer documents must be prepared by one.

Who issues the rates clearance certificate for property in Mpumalanga?

The municipality the property is in. The deeds registry will not register a transfer without it, and it certifies that everything due on the property for the two years before the application has been paid. The conveyancer applies for it.

Where is a deceased estate reported in Mpumalanga?

To the Master of the High Court in whose area the deceased lived in the 12 months before death, within 14 days of the death. Mpumalanga has two Master's offices, in Mbombela and Middelburg. Once the executor has letters of executorship, or letters of authority for an estate worth less than R250,000, we can market the estate's assets, as our estate auctions page explains.

Do I have to be in Mpumalanga to bid?

No. Online bidding is available for our auctions: you register on our bidding platform and bid from wherever you are. Of our 8 auctions in Mpumalanga, 6 were online only and 2 were on site as well; where an auction also runs on site, its listing says where.

Do you have an office in Mpumalanga?

No. Our only office is in Centurion, Gauteng. We sell assets located anywhere in South Africa, Mpumalanga included, and buyers can bid online from wherever they are.
